With eight years of experience in this business, we will take excellent care of your place. Every 15-days we investigate your property with a multi-phased and multi point list of tasks. If problems are discovered, we can manage them for you. Should damages occur, we will send you pictures and a recommended course of action. This saves you the expense and hassle of flying down and dealing with the issues. We eliminate the headaches and worries, while saving you money. Remember, Florida does have hurricanes.

You also hire us now because you have to.

Unfortunately, many insurance companies now require policy holders to report property damages within 15-days of the occurrence of the issue. Otherwise, they DO NOT have to pay. We have a system to verify each of our visits, and we will back you in dealing with the insurance company. Contact us for the full details.

Services

During an inspection, we check on the following:

LOCKING

Make sure all doors and windows are secure. Surprisingly, many residents leave town without securing doors and windows. Customers often call us from the road or airport asking us to close the openings.

WATER

Make certain the water is shut off. Very surprisingly, dripping faucets and showers with clogged or closed plumbing have led to massive water damage issue.

LEAKS

Make certain to check for evidence of leaks from others condos. Over flowing sinks and tubs are common. A frozen A/C unit can cause the greatest damage. All of these leaks can cause damage in multiple units.

MOLD

Make certain mold is not visually present. Black mold spreads quickly when exposed to moisture. We visually inspect walls, ceilings and floors for the presence of black mold. Also, mold can be detected by odor.

TOILETS AND SHOWERS

Make sure toilets and showers are properly sealed and water levels in plumbing are maintained. This prevents insect intrusions from sewers. Over time, water barriers in pipes evaporate leaving direct access for insects to your home.

A/C AND REFIGERATORS

See that the A/C is cooling and set to the correct temperature. Inspect refrigerator and wine chillers. If off, make certain doors are kept open to prevent a stale smell. If on, make certain no perishables remain. Perishables will be removed.

WINE, FOOD, FLOWERS

If a special friend, client or family member is going to be staying at your place, make a big impression. For an additional cost, we can stock the refrigerator, wine chiller or place flowers on the table. These items can be artfully displayed.

CLEANING

Professional cleaning of your place is provided for an additional cost. We can clean before, during or after your stay or the visit of a guest.

OPENINGS & CLOSINGS

Leave the opening and closing to us. For an additional charge, we will open and close your residents for you or your guesses. We turn on/off the power, main water and A/C and refrigerators; make sure all plumbing is working, open/close all storm shutters and drapes and clear floors for any debris.
